Why Periodic Electrical Testing?

Periodic electrical testing and inspections of all non domestic electrical installations is necessary for the prevention and reduction in general wear and tear on items, corrosion, aging, excessive loading or misuse.

Who asks for tests?

Periodic inspections are often enforced or required as by law, your insurance company, landlord, mortgage provider, licensing authority or public bodies.

What regulations apply to Periodic Testing?

IEE electrical wiring regulations 17th edition (BS7671) require that periodic inspections and testing of electrical installations is carried out at such intervals as are consistent with the type of installation, its use and operation, the frequency of maintenance, and the external influences upon it.


The electrical equipment (safety) Regulation 1994 requires that all mains electrical equipment supplied with the accommodation must be safe.

When to test?

  • Buildings open to the general public every 1 year
  • External installations every 3 years
  • Caravan parks once a year
  • Fire alarms every year
  • Short term installations every 3 months
  • Instantly after any damage
  • On completion of any alterations or changes of use to a premises
  • Instantly when significantly increasing the load to a current circuit
  • At the end and start of any new tenancy agreements, to establish a true conditional record
