Gas Inspections for LandlordsWhy test?Legal - All private landlords have a legal requirement to have a gas safety inspection carried out on any accommodation they have rented out. Equipment - The inspection ensures that the entire gas appliances are installed correctly and are in a safe condition. A poor performing boiler could be working at up to 50% of its peak efficiency. As a landlord you and your property could also be at risk from the tenants own equipment. Risks - The risks can arise with potential gas leak and or carbon monoxide poisoning, both of which can be extremely hazardous. Tenancy – By law any equipment supplied under a tenancy agreement must be safe. Penalties – If proven in a court of law fines can, and have been in excess of £20’000 plus cost or custodial sentences Who needs a test?Anyone who rents out residential accommodation will need a 12 month certificate of compliance; this could cover houses, flats, bedsits, holiday homes, caravans, or boats. Tests should be carried out on any gas appliance; this could be a water heater, heating boiler, combi boiler, fires, and cookers. When to test?Gas safety inspections must be carried out every 12 months by a corgi registered engineer. It is also advisable to check at the end of any tenancy agreement or prior to entering into a new one. Corgi CP12 Landlords CertificatesA Corgi CP12 Landlords will be supplied on completion of a successful inspection.
